What to Know About Huntsville’s Redstone Gateway Business Park

It’s no secret that Huntsville, Alabama is one of the country’s top-ranking places for families to live, study and work. As the area continues to experience explosive residential growth, companies nationwide are taking note and following suit with new development.

Historically known as “Rocket City,” Huntsville quickly developed a reputation in recent years as a leading city for the technology and aerospace sectors. Now, the city’s ambitious Redstone Gateway business park is turning the region into an economic powerhouse.

The Redstone Gateway is a sprawling 468-acre multiuse business complex that is home to office buildings, stores, a data center, condominiums, restaurants and more. Led by Corporate Office Properties Trust (COPT) and Jim Wilson & Associates, the park boasts more than four million square feet in development capacity.

Here are four reasons why employers are gobbling up space in the park:

Easy Access to the Redstone Arsenal

Located just outside of the Redstone Arsenal army installation, the Gateway largely targets businesses that need to be in close proximity to the neighboring military and space commands. The epicenter has attracted major defense contractors since its earliest stages of development.

Aerospace titan Boeing has maintained a sizeable presence in Huntsville for more than 60 years. In 2013, Boeing consolidated its facilities into 363,000 square feet of space in the Redstone Gateway. In more recent years, Houston-based technology firm KBR joined the Gateway’s list of defense contractors when it announced it was relocating to the park and would lease a portion of two buildings totaling 177,000 square feet.

Attractive Employee Amenities

Employees working in the Redstone Gateway have a variety of amenities at their fingertips, from taverns and coffee shops to daycare and hotels. The Gateway offers a walkable environment, allowing people to seamlessly transition through its space without giving up their prime parking spots.

When in need of high-quality conferencing space grows, employers can convene at the park’s large conferencing center, equipped with eight rooms, 5,700 square feet of meeting space, an overhead projector and HD projection screen and high-speed internet access.

Flexible Office Options

The business park provides a range of options to businesses interested in relocating, from 50,000 square feet to 500,000 square feet or more. Because COPT can execute build-to-suit leases, spaces are completely customizable depending on the unique needs of each company.

Northrop Grumman signed two build-to-suit leases with COPT, which plans to invest more than $100 million to build a 263,000-square-foot for the defense contractor. When the project is finished, the Northrop Grumman campus will be complete with a 144,000-square-foot parking garage and a data center with a dedicated utility yard.

Enhanced Efficiency

For many companies, moving to the Redstone Gateway has offered an opportunity to maximize the efficiency of their operations by consolidating their business functions. With its proximity to commands at the Arsenal, defense contractors can cut down on wasted travel time and operate closer to their customer base.

The Redstone Gateway is also conveniently located near the Cummings Research Park, the second-largest research park in the United States. Cummings Research Park is home base to more than 300 companies, including several Fortune 500 companies and multiple higher-education institutions.

The Gateway’s growth shows no signs of slowing down. As the ongoing development proceeds, Huntsville is becoming an even more powerful player in the defense, manufacturing and engineering industries.
